*Note: Colors may render differently depending on your individual monitors color settings.
For furniture that I didn't replace, I rendered with 3d items as close as possible to what you have.

Picture
Benjamin Moore | Twilight Zone 2127-10

In a flat/matte or eggshell sheen. Avoid going too glossy with dark wall colors!
Only paint 2 walls. The one with the fireplace and the one with the Pebble Beach Mirror on it.
Benjamin Moore paints are available at RepcoLite near you.
Why this color:
  • The first thing you notice when you enter the room, is how awkward the TV looks and how protruding the large speakers are. Painting the wall black helps those items disappear.
  • Black creates depth while making the fireplace stand out as a focal point when looking in that direction. When looking toward the dining room, the black directs your eyes toward out side highlighting the lake view.
  • Black has a classic elegance.
Picture
Christopher Guy | Pebble Beach Mirror
47" x 98" in Renaissance Gold
Hang so that the top of the mirror is aligned with the top of the doorway (probaby 80").
Why this mirror:
  • The room needs some pattern to create interest. (The current mirror is too small and boxy for the space.)
  • Begining to mix metals in the main living area, prepares you for the switch in the bedroom area.
  • The yellow in the gold also adds a little color to the room.

Picture
Herman Miller | Tuxedo Bench
In Museum Size, Chrome Base & Quilted Black MCL Leather
Place beneth the Pebble Beach Mirror.

Why this bench:
  • Subtle, elegant and functional. Your current one is too small and the style doesn't quite match.
  • Black Leather disappears into the wall so it does't distract from the rooms focal point. Plus it comes in the same leather as the Eames Lounge Chair.
  • The chrome legs match the other furniture within the space.
Side note: I tried placing book shelves here, however it made the space look too cluttered. Plus you don't want one with doors because it competes with the other credenza close by.

Picture
Herman Miller | Eames Lounge Chair & Ottoman
In Classic Size, Oiled Walnut (Possibly Oiled Santos Palisander Veneer) & Black MCL Leather
Why this chair:
  • Requested modern icon.
  • Plus I think this chair has a lower back than your current lounge chairs. (Although I didn't measure your current ones. So I'm not 100% sure.)

Picture
Herman Miller | Noguchi Coffee Table
With Noguchi Black Base. (Avoid wood grain options for the base because it competes with the rug. The sculptural form of this base should be visible.)

Why this coffee table:
  • Requested modern icon.
  • The shape is highly functional for the space.
  • Matches the room well.

Picture
Knoll | Laccio Side Table
With Laminate Black tabletop & Chrome base.
Why this coffee table:
  • Functional.
  • Matches the room well.
  • You mentioned you prefer furniture from either Knoll or Herman Miller.

Picture
Room & Board | Mohair Pillow
24" x 24" in Blackhawk color.
Why this throw pillow:
  • Connects the sofa with the other black things within the space.
  • Creates a backdrop for the patterned throw pillow
Side note: You can alternatively look for a solid black pillow locally. Just make sure it's the same size or larger than the patterned throw pillow.
Picture
Eastern Accents | Lanai Throw Pillow
22" x 22" Lanai Palm W/Cord
Why this throw pillow:
  • Has a coastal vibe.
  • Adds vibrant colors to the space.
  • Adds pattern to the space.
Side note: If this isn't your taste or price range, just look for something with vibrant colors and a pattern. Or a cover to go over 1 of your current pillows like this one: Tropical Glam
Picture
Herman Miller | Girard Throw
Throw blanket in fuchsia.
Why this throw blanket:
  • Has a modern flare.
  • Adds vibrant colors to the space.
    (like Bird of Paradise flowers)
  • Adds pattern to the space.
Side note: If this isn't your taste or price range, just look for something with vibrant colors and a pattern.

Flowers For Coffee Table
Look for something bright like Bird of Paradise Flowers or something with similar colors. Real is better, fake lasts. Your choice.

Plant in the corner of the Living Room
To sit on the sub woofer box in the corner.
Look for something 60" - 65" tall so that the top of the plant lines up with the top of the mirror and doorway (80" total including the sub woofer box height). Avoid going too tall because it will visually lower your ceiling. The wider the plant, the better it fills the space.

Look for a plant that requires low levels of light and with lots of foliage down to the base. Avoid plants that reveal lots of stem at the base.
I'm thinking that some sort of wide leaf Dracaena plant would work well.

Dwell | Architectural Pottery Model F-508 Peanut Planter
For the Dining Room Table.
60" L x 14" W x 12" H Materials:fiberglass, wood
Why this planter:
  • Has a coastal vibe. Kind of like a boat and beach grass.
  • The length fills the center of the table without being too tall and obstructive. Completes the overall look of the dining room.
  • Matches the overall modern look of the furniture within the space.
Side note: Make sure you choose a thin grassy plant so in  blends into the lake backdrop and isn't too full and obstructive.

Houzz | "Marina" Fine Art Canvas Print by Parvez Taj
Size 45" x 30"

For over the mirrored Credenza. For this size artwork, add a 24" wide picture light. If this isn't your taste, you may want to check out the local galleries and send me a picture of a painting that you are interested in. Then I can offer advise on it or throw it in a rendering (would need a good photo of the painting and measurements). Look for something with an abstract look / coastal vibe.

Benjamin Moore | Old Navy 2063-10

In an eggshell sheen. Avoid going too glossy with dark wall colors!
Only paint the 1 bedroom wall with the window. Wait until you order the bedding first in order to confirm that this color is the right fit for the space. Then order curtains in a similar color of blue with the rod extending well past the the window and as high to the ceiling as possible. Having a wide curtain rod will allow you to push back the curtains further back to reveal more window when desired.
Benjamin Moore paints are available at RepcoLite near you.
Why this color:
  • Helps hide the TV in the corner and makes it look less akward.
  • Dark Blue helps balance out the overall look
  • Draws out the colors in the bedding

Wallpaper Calculation:
1 Roll = 20.86"W x 395.67"L (32.97'L)
33' roll length / 8' Ceiling Height = 4 strips each roll
12' + 17' + 17' = 46' total wall length
46' (552") wall length / 21" roll width = 26.28 strips
27 strips / 4 strips per roll = Need 7 Rolls
When working with patterned wallpaper, always add 1-2 extra rolls in case the pattern doesn't exactly match up.
ferm LIVING | Lines Wallpaper

In Off-White. Place on 3 walls in the bedroom.
Because of the images I was working with, this wallpaper didn't show up too well in the rendering. If you are interested in this wallpaper, I can order you a sample. Plus calculate how many rolls you will need. ferm LIVING offers a DIY tutorial video or I can check with my Interior Design group that I belong to and see who they recommend for an installer.
Why this wallpaper:
  • Delicate golden lines create a subtle pattern, filling in blank wall areas.
  • Updates the Art Deco look of the furniture.
  • I can pass on a discount for this wallpaper.
Total rolls needed = 8 Rolls

Picture
Coyuchi | Cascade Blanket
Need 1 King coverlet in Indigo.
Why this bedding:
  • Has a coastal vibe.
  • Adds Pattern & Color.
  • Adds repetition to the lines in the furniture.
Additional Notes:
I didn't do any changing to the layout of the room. I think it functions well. I did add a plant to the dresser, a grassy plant in the vase on the night stand (right side) and added a flower arrangement in front of the window to add color plus fill the space (using a glass vase and thin branchy arrangement in order not to obstruct the view.)

South Shore Condo Common Area V2 using new artwork and a leaning mirror. Plus stairwell has all plank walls. Click on images to view larger.
Picture
Plank wall on right: paint white. (I know the planks didn't show up well in the rendering, however it would look really nice.)

Left wall and section to the right by the main door: paint dark grey using Clark Kensington Colonial Shades 5066 (on the same paint swatch that was used in the Master Bath).

Remaining walls paint white.

Mosaic Slate floor.

Grey rubber steps as requested.
